How Much Should a Roof Restoration Cost?

So, your roof is over 15 years old. It is looking tired and worn out, tiles are faded or cracked, the mortar is cracked or falling out, it might have moss or lichen growing all over it. You may need a roof restoration, but you’re not sure of the extent of the work needed. And then there is the factor of cost. But unfortunately, cost is not an easy thing to estimate and there are many variables at play. Which are:

The age of your roof can play a significant role in the cost of a roof restoration. The older the roof, the more likely it is to be a potential hazard to the structural integrity of your home. Cracked or lifted tiles can allow water to seep into your home, causing the ceiling plaster to crack and split. Moisture in roof can also cause paint on your walls and ceiling to peel away and cause mould.

The size of your roof will also be a deciding factor when it comes to cost. Depending on the age of your roof and the damage sustained, you may be able to get away with having a small area of your roof repaired, rather than booking a complete restoration or replacement. A few cracked tiles or a little bit of moss build up is usually not too much trouble to fix, but if you have a metal roof or wider spread damage, it may result in you having to completely restore or replace large sections or even your entire roof.

Gutters and downpipes are another factor that should be taken into consideration. Rusted gutters and downpipes, clogging, joint separation, back flows and improper sloping can result in catastrophic water damage to your roof. Afterall, if excess water has nowhere to go, it will build up or run backwards into your roof, which can greatly increase the cost of a roof restoration.

Like gutters, valleys are another important part of your roof. Valleys are usually made from iron or other metals and allow water to flow down your roof and into the gutters, where the water can be flushed out into the downpipes. Rusting of valley irons can create holes, allowing water to enter your roof during rainy days. Valleys can be particularly tricky to replace, as they sit under your tiles, meaning that you may need to have your tiles temporarily moved or replaced.

Cracked ridge caps may also need re-pointing and re-bedding, as the original mortar may be worn, compromising the structural integrity of your roof. Bedding holds the tiles and ridge caps in place and pointing involves furthering strengthening and sealing up gaps to make them airtight. These days, most roofing companies opt to use a flexible compound rather than traditional mortar, as the former is waterproof and doesn’t crack.
